Our essential advice for tenants:
- Check the property criteria: size, amenities, energy performance (EPC), location, transport, services, etc.
- Analyze your overall budget: rent, recoverable charges (water, maintenance of common areas, etc.), security deposit, home insurance, household waste collection tax (TEOM).
- Review the documents: lease and diagnostic reports [(EPC, lead (if old), electricity/gas, ERP (risks)).
- Prepare Your file: identity documents, proof of income, employment contract, tax assessment notice, guarantor if necessary.
- Signing the lease
- Read the lease carefully: duration, rent review, charges, specific clauses.
- Payment of the security deposit
- Payment of agency fees
- Move-in
- A detailed, jointly conducted move-in inspection will be carried out and signed by both parties.
- Take out home insurance before receiving the keys.
